APARTMENT RENTALS

TENANTS:

Q. How Much advance notice is required to secure a rental apartment?

A. To ensure your selected apartment is available a few months reservation notice is ideal.

However we will try to accommodate any requests at short notice, just contact us to find out what we have available.

 

Q. Do you require a reservation deposit to hold my selected apartment?

A. Yes for any reservations more than a week before the arrival date a Php 10,000 security deposit is necessary to hold the apartment. This can be paid by Pay Pal (Bank account or credit card) cash and also direct bank transfer to our corporate account.

 

Q. What is included in the rental rate?

A. Association dues, high speed internet access, cable television, free local telephone calls. All apartments are fully furnished with cooking facilities and kitchen utensils. Housekeeping service is also included 3 times a week.

 

Q. What is not included in the rental rate?

A. For monthly rental, electricity and water are charged extra based upon consumption (Usually around Php 5000 per month) For weekly and daily (minimum 3 days) rental, all utilities are inclusive.

 

Q. Do you require a security bond?

A. Yes for monthly rental we require a Php 20,000 fully refundable security deposit, for weekly and daily (minimum 3 days) we require a Php 10,000 deposit. This will cover us for any damages or loss in the apartments.

 

LANDLORDS:

Q. What management services do you provide for my apartment?

A. We take care of everything from collecting monthly income, ensuring quality tenants, promoting your property, holding the security bond, bill payment for association dues and utilities, taking care of minor repairs and maintenance and also keeping your apartment in an excellent condition with regular cleaning services.

 

Q. How much is your management fee?

A. We assess this on a case by case basis, but our service is very affordable and we generally give all owners an excellent return on their investment. Just contact us to submit your apartment for consideration.

 

Q. How do you ensure my apartment is occupied by quality tenants?

A. We always screen all potential tenants to make sure they are of good character and will act in a responsible manner. We also take care to ensure a security deposit is received, and that the rental contract and tenant information is all complete before allowing access to the apartment.

 

Q. When will I receive my payment?

A. As soon as the tenant has checked in and received the keys we will already have full payment and that will be passed on ASAP!

BUYERS:

Q. Is the listed price negotiable?

A. Yes usually we can bargain with the owner on your behalf to provide the best possible price.

 

Q. How do I know that these properties are genuine?

A. We make sure before listing any properties for sale that it is a clean title, free from any encumberances such as outstanding tax or association dues, and also that they are manintained in excellent condition!

 

Q. What assistance do you provide to facilitate the sale?

A. We will take care of the negotiations between you and the owner directly to reach an agrrement on payment terms and conditions.

Once a price has been settled upon we will organize the paperwork, contract to sell and finally set up a meeting to turn over the property. We will also provide assistance to finalize the title transfer and property taxes.

 

Q. Are the pre-selling properties a good investment?

A. Yes the Philippines property market is currently providing very good returns! Purchasing a pre-selling apartment will give you an affordable entry into a brand new quality apartment. A. No we do accept some properties that are not in Makati. Although it would need to be a high quality apartment or townhouse.. our main focus is in Manila's top business and entertainment area of Makati!
